It borders the Madison Oaks pocket and the broader Orangevale tracts, without a landmark of its own to organize around. Expect the settled suburban housing that fills much of this part of the county, with shopping and services gathered on the surrounding arterials rather than inside the neighborhood. The upside is a central position within easy reach of Orangevale's larger parks. The tradeoff is that daily life here runs on the car and the busier roads are never far.
