Woodbridge Ranch is the address you notice when the lots stop shrinking. Set into the northwest corner of Orangevale, it collects some of the community's largest and newest houses, built from the early 1980s onward, many pushing toward four thousand square feet on parcels that stretch to nearly a full acre. An HOA keeps the streetscape tidy in a way the older Orangevale tracts do not, and the scale of the lots gives the pocket a settled, green privacy. Prices sit well above the community norm, which is rather the point: people come here for space and polish more than a walk to anything. The tradeoff is isolation of the pleasant kind. There is no retail node inside the neighborhood, and the arterials and freeway ramps are a drive out through the rest of Orangevale, so daily errands mean the car. For anyone who wants an acre and a big roof without leaving the San Juan Unified schools, this is the corner of town that delivers it.
