The footprints are modest and priced accordingly, which makes this one of the more accessible ways into the area. The pocket sits against the larger Rollingwood neighborhood and leans on Hazel Avenue for its errands and its southern run toward Highway 50. Six decades of growth have brought the canopy up over the older lots, which softens the plain midcentury lines. The honest note is age. Homes from this era often carry original systems and the occasional dated floor plan, so budgets should leave room for updates. What you get in return is a real Orangevale address with grown trees and San Juan Unified schools at a price the newer parts of town cannot touch.
