Walnut Grove Estates is a north-side tract from the late 1960s and early 1970s, single-family and consistent in scale, the kind of established grid that filled in as Fair Oaks grew out from the Village. Homes run mid-sized, and with no HOA, the streets show the individual choices of long-tenured owners. It is a solidly interior, car-oriented pocket: you drive to the arterials for shopping and to the parkway for open space. The honest limits are age and sameness, with sixties and seventies floor plans that often want updating and a streetscape that is pleasant rather than striking. The value is in the bones: comfortable lots and mature planting at prices that sit below the river-adjacent enclaves on the east side. It rewards renovation more than it rewards a hunt for turnkey polish, and the payoff for that work is a mature, low-key setting close to the middle of Fair Oaks.
