Sundance Lake is organized around exactly what its name says: a lake at its center that gives this North Natomas pocket its shape and its best feature. Around the water sit contemporary single-family homes and townhomes on tidy planned streets, with parks and paths supplying the kind of designed open space that marks the better Natomas developments. The location works the way the rest of the area does. Regional Natomas shopping is an easy drive, I-5 access is quick, and both the airport and downtown fall on a reasonable line from here. The tradeoffs are the standard Natomas set: a car-oriented layout, limited mature shade on the newer streets against the valley heat, and the long-discussed flood-protection history that levee upgrades have steadily improved. Where Sundance Lake pulls ahead of the plainer tracts is the water. Building the neighborhood around a real lake gives it a calmer, more pleasant core than a grid of rooftops alone, and that lakeside setting is the reason to choose it over the interior villages nearby.
