It is a compact block of single-family tract homes rather than a district with its own retail or parks, on quiet planned streets. Everyday life here runs on the west-side arterials and the surrounding road grid, in the same car-first, county-served pattern as the rest of this corner. It is a plain, low-key foothold on the western boundary of the CDP, close to the shopping on the nearby boulevards without being on top of it.
