South Natomas is the older, more established half of the Natomas area, built out largely in the 1980s and 1990s between downtown and the newer developments to the north. Its housing is a mix of single-family homes, townhomes, and apartments on planned streets, and the landscaping has had time to fill in, giving it a more mature look than the North Natomas tracts. The convenience is genuine. Downtown is minutes away across the river, I-5 and Business 80 access is quick, and the airport is a short hop. Parks, paths, and the Garden Highway river edge are all close. The tradeoffs are the standard Natomas ones: a car-oriented layout, the long-discussed flood-protection context that levee work has since addressed, and arterial traffic on Truxel and Northgate. What you get for accepting them is an affordable, established home with grown-in greenery closer to downtown than anything in North Natomas. For buyers who want Natomas convenience without paying the newest-build premium, South Natomas is the value play, and the maturity of the landscaping is a quiet part of the appeal.
