Richmond Grove, Sacramento, CA

Richmond Grove is one of the lesser-known names stitched into the central grid, sitting just off the southern edge of Midtown around the R Street corridor and the blocks north of Broadway. The housing tells its age: older bungalows, early-century homes, and newer infill filling the gaps on a tight central grid. Walkability is the real draw. The revitalized R Street district, Midtown's restaurants, and the Sacramento City College and Curtis Park areas to the south are all reachable on foot, which makes this genuinely pedestrian by Sacramento standards. Light rail and downtown jobs are close enough to leave the car parked. The tradeoffs are the ones the central city always asks for: parking is tight, the surrounding corridors are busier, and life near the R Street action comes with its own bustle. For that you get a vintage central home with a location most of the city cannot match, often at a more moderate price than the marquee neighborhoods only a few blocks away. Richmond Grove stays one of the quieter pockets in a very connected part of town.
