It is a midcentury residential area, single-family homes on comfortable lots, and its spread-out position gives it a foot in both the west-side and country-club halves of the community. The location is convenient without being loud: Fulton, El Camino, and Watt are all a short drive for shopping, while the interior streets stay calm. There is no marquee park inside the pocket, and the housing is older, so newer buyers will likely be updating. What recommends it is a central position and a slightly larger-lot feel than the tighter western tracts, at prices that stay well below the river enclaves.
