Palmgate is the smallest of Foothill Farms' pockets, a manufactured and mobile home community on the southern side of the area, close to Auburn Boulevard and the Interstate 80 corridor. The housing here is factory-built rather than the stick-frame tract seen elsewhere in the community, set on the compact lots that come with that format. What it offers is one of the lowest points of entry in this part of the county, with freeway access and Watt Avenue retail a short drive off. The tradeoffs are real: you are near busy arterials and an aging commercial strip, curb appeal is what you would expect from an older mobile home park, and the safety profile follows the surrounding area. Twin Rivers Unified serves the schools. It is a budget-first foothold, and it is priced accordingly.
