Ringed by Del Paso Manor, Park Hills Estates, and Country Club Estates Addition, New Broadmoor Estates is a compact tract in the northern middle of Arden-Arcade. Despite the name it is a straightforward midcentury pocket of single-family homes on tidy lots, sitting close enough to the country-club side of the community to share its calmer feel. There is no park or retail inside the pocket, so daily needs point out to Watt Avenue and the nearby boulevards. The upside is a settled, central position with mature street trees and quiet frontages, a little removed from the busier arterials that carry the traffic.
