Madison Woods is the big central block of North Highlands, the piece that touches nearly every other neighborhood in the community, from the college-adjacent streets in the southeast to the McClellan-era tracts to the north. Because it covers so much ground, it is less a single look than a stitched-together mix: long runs of midcentury single-family homes broken up by condominium and apartment clusters, including the Madison Woods condominiums the area is partly named for. That mix is both the draw and the drawback. On the single-family streets you get the same flat, walkable, older-tract feel that defines this side of the county, at prices that stay affordable. Closer to the apartment clusters and the busier through-streets, upkeep and traffic vary more, and the sheer size of the area means there is no single center of gravity to it. The reward for sitting in the middle is access. From Madison Woods you are a short hop to the college, to McClellan Park's jobs, and to the Watt Avenue shopping, without committing to any one edge of the community. It is the connective tissue of North Highlands, and it prices accordingly.
