Gum Ranch is one of the newer chapters in Fair Oaks, a north-side pocket where the Heritage at Gum Ranch development brought clean, current construction to ground that had long stayed rural. The homes here read modern next to the community's midcentury tracts, with the tidy stucco and open plans of recent builds. The standout is Gum Ranch Park, a roughly four-acre green space that opened in 2022 with a playground and open lawn, giving the newer streets a walkable anchor most Fair Oaks pockets grew up without. Being newer, the canopy is still filling in, so the deep shade that defines older Fair Oaks is a decade or two away here. What you get in exchange is low-maintenance newness and a park built into the plan, a rarer combination on this side of the community. The trees will catch up, and the fresh construction is here now.
