Folsom Ranch is the city's newest frontier, the sprawling Folsom Plan Area rising south of US-50 on former ranch land that was open grassland a few years ago. Everything here is current-decade construction: wide new parkways like Mangini, fresh stucco, planned schools such as Mangini Ranch Elementary, and parks like Jackrabbit Hill being built out as the phases fill in. It is about as clean and orderly as new California suburbia gets. The honest catch is maturity. This is raw, wide-open ground with a thin young tree canopy that will take years to fill in, and the far-south position puts it across the freeway from the rest of Folsom, so the lake, the Historic District, and much of the established retail are a real drive north. Summers out here run hot and shadeless until the landscaping catches up. What you trade that youth for is newness itself: never-lived-in homes, a preserve-and-parks framework being knit in as the community grows, and the blank-slate feel of getting in early on Folsom's next chapter south of the highway.
