Broadstone is the big master-planned community anchoring southeast Folsom, built out along East Bidwell Street and stretching down toward US-50. It is Folsom's retail and lifestyle center of gravity: the Palladio at Broadstone lifestyle center and the Broadstone Plaza shopping sit right here, which makes this one of the few parts of the city where serious shopping and dining are genuinely close to home. The housing is largely 1990s-through-2000s single-family, HOA-kept and consistent, on the planned street grid the era favored. The tradeoff is the arterial and freeway edge. Blocks near East Bidwell and the US-50 corridor carry real traffic and the noise that comes with it, and this is decidedly a drive-everywhere layout once you leave the retail core. The interior streets, though, stay calm and well-tended. Broadstone's draw is amenity without leaving Folsom's polish behind. You get planned-community upkeep, the schools the south side is built around, and the region's shopping essentially at the neighborhood's doorstep, a combination the older parts of the city cannot match.
