Erikson Industrial Park is a working industrial and commercial district in North Sacramento, laid out near the Arden Way and Exposition corridors. It is not a residential neighborhood, and evaluating it as one misses the point of the place. The footprint is warehouses, light manufacturing, and service and distribution space, all fed by arterial and rail access built for freight rather than foot traffic. Nobody lives inside the boundary, so there is no housing, no walkable retail, and no neighborhood character to weigh in the usual way. Where it earns its keep is as an employment and logistics base for the wider area. The placement is efficient for that: Business 80 is close, the Cal Expo and Arden Fair districts sit nearby, and the river and rail corridors that feed the regional economy run alongside. For anyone sizing it up as a place to live, the honest answer is that it is not one. It is a jobs district, and its value is entirely in supporting the residential neighborhoods that surround it rather than housing anyone itself.
