Del Paso Heights, known to locals simply as The Heights, is one of North Sacramento's most established neighborhoods, and it tends to surprise people who only know it by reputation. The streets carry a genuine canopy of mature oaks, and the lots run oversized, often far larger than anything the central-city grid offers. The housing spans early-century cottages to postwar builds, and there is real pride and history here, including a deep cultural and civic legacy. Grant Union High and several parks anchor the area, with light rail and freeway access sitting along its western side. The honest picture is not hidden. The Heights carried decades of disinvestment, and crime and upkeep still vary noticeably from block to block. This is a neighborhood actively working through long-running challenges rather than one that has resolved them. What it offers in the meantime is unusual for the region: real space and mature trees at a low price, on lots that would be unthinkable closer to downtown. The value is genuine, and so is the work still underway around it.
