College Town is the cluster of streets pressed right up against Sacramento State on the east side of the river, and university life shapes essentially everything about it. The housing is a mix of older single-family homes, apartments, and rentals, much of it aimed at students and staff who want to walk or bike across the parkway to campus. That proximity is the entire point of the place. The campus arboretum, Hornet stadium and its events, the jobs the university generates, and the American River Parkway trail all sit within reach, with Highway 50 close by for getting anywhere else. The tradeoffs are the predictable ones for a campus-adjacent neighborhood. There are more renters and more turnover than in an owner-heavy area, and both game days and the academic term bring their own waves of traffic. The upside is a straightforward value play: for someone who wants to live next to the university and the river without paying the premium to cross into River Park, College Town is the practical door, close to all the same amenities for meaningfully less.
