Churchill Downs anchors the west-central part of the CDP, and it has something most Vineyard pockets do not: its own community park. Churchill Downs Community Park on Waterman Road brings soccer fields, tennis and volleyball courts, and walking paths into the middle of the neighborhood, which lifts the everyday outdoor life above the typical tract standard. The housing is mostly 1990s and 2000s single-family stucco on standard lots, laid out in the planned, curving-street pattern common to this side of Sacramento County. The park and the nearby creek greenbelt do a lot of the heavy lifting for open space, since walkable retail is still a drive out to Bradshaw or Elk Grove-Florin. The honest downsides are the ones shared across the CDP: unincorporated service coverage, arterial noise on the edges, and long, hot summers on the flats. The real reason to look here is the park, which gives Churchill Downs a genuine center that a lot of its neighbors have to drive to reach.
