It is an established, older neighborhood, single-family homes on settled streets, with the water and its trail network as the defining feature of living here. Being this close to the river corridor is exactly what people come to this part of Folsom for. The housing is older and less uniform than the planned communities to the south and east, so styles and upkeep vary, and the neighborhood leans on the nearby arterials and the Historic District rather than any retail of its own.
