Robertsville is ranked #47 of 112 neighborhoods in San Jose with an overall score of 3.4/5. Its standout factors are safety (4.1/5, 37th of 112 in San Jose) and nearby merchants (3.6/5), at a typical home price of $1.51M. The trade-offs are public spaces (2.9/5) and curb appeal (3.0/5).
Robertsville is a quiet, established slice of south-central San Jose that most people know as a school name before a place, part of the Gunderson High attendance area on the west side of the Almaden Expressway. It is mid-century single-family tract housing on the flat valley floor, the sort of settled, unremarkable-in-a-good-way neighborhood where the streets are calm and the prices are more reachable than in the Cambrian or Almaden pockets nearby. Most homes here are 1960s and 1970s tract houses on level valley ground, some still original and others opened up and modernized. Lawns, driveways and low rooflines set the look. Robertsville Center handles the quick errands close to home, with a CVS, a PostalAnnex, dry cleaners and Aloha Coffee & Pure Water. A Safeway is close by for groceries. Farther down the expressway, Almaden Plaza has Spectra Coffee, known for lattes in flavors like honey lavender and banana creme, plus Burmese cooking at TleafGreen, bowls at House of Pho and a Costco for bulk runs. Almaden Lake Park, a short drive south, is the bigger patch of green. A trail circles the lake, and the park adds bocce and volleyball courts, playgrounds and a link to the Los Alamitos Creek Trail. Fishing is allowed with a license, though swimming and boating aren't, so the lake stays a place to walk around, cast a line or sit by the water. The car handles most trips here. The nearest train is the Blue Line at Branham station, in the center of Highway 87 to the east, with a park-and-ride lot and a connection to the Highway 87 bikeway, so a train downtown is an easy park-and-ride rather than a walk. Transit is bus-and-drive, and the amenities lean toward nearby rather than in the neighborhood itself. For a buyer who wants an affordable, low-key south San Jose address with easy expressway access and a decent school reputation, Robertsville is a sensible, no-frills option that keeps you close to the better-known neighborhoods without their price tags.
