Morrill is ranked #16 of 112 neighborhoods in San Jose with an overall score of 3.9/5. Its standout factors are safety (4.3/5, 22nd of 112 in San Jose) and schools (4.2/5), at a typical home price of $1.46M. The trade-offs are nearby merchants (1.9/5) and public spaces (3.3/5).
In San Jose, Morrill is a north-Berryessa neighborhood named for the middle school that anchors it, and it has a real amenity most of its neighbors do not: Cataldi Park sits inside its borders, giving these blocks a genuine neighborhood park despite the confusingly named boundaries around here. It is flat, former-orchard single-family territory in the Berryessa Union school area, near the Sierra and Piedmont corridors. Cataldi Park is the center of outdoor life. It packs tennis courts, sand volleyball, a handball court, several playgrounds, a water play area and exercise courses into one place, plus a softball field that doubles for soccer, and much of the neighborhood can walk to it. Berryessa Creek runs through as a concrete flood channel near Morrill Avenue, and Berryessa Creek Park, at Isadora and Messina drives, adds a softball field and a fitness course. The houses sit on level lots that used to be orchard, set along quiet interior streets between Sierra Road and Piedmont Road. Milpitas is a few minutes north, and the foothills rise to the east beyond neighboring Cataldi. Landess Avenue covers food and groceries. Pho Mai #1 serves pho, grilled pork plates and Filipino favorites like adobo and pancit, and it keeps serving well past midnight. Just over the Milpitas line, Seafood City is the Filipino supermarket with a big fresh seafood counter. Between the two, a weeknight dinner and the weekly shop can happen on the same short drive. Getting around mostly means driving, since frequent transit sits outside the neighborhood. BART is a short drive south at the Berryessa/North San Jose station, where the Rapid 500 also heads downtown, and I-680 runs along the west side. But between Cataldi Park, the schools and the broader Berryessa area's steady character, Morrill offers a dependable suburban footing on the north side. For a buyer who wants a quiet Berryessa street with a real park inside it, Morrill is a solid, understated pick.
