Folsom's namesake neighborhood is the city's original north-central core, the older grid that grew up before the master-planned communities spread south and east. The Historic District along Sutter Street, with its brick storefronts and the SacRT Gold Line light rail terminus, sits at its southern edge, and this remains the most storied, most walkable part of the city. Housing runs older and more individual than the newer tracts, built block by block rather than to one plan. That age cuts both ways. You get character, canopy, and a real sense of place, but lot sizes, styles, and upkeep vary, and streets near the district and the arterials can catch weekend traffic and noise. This is not turnkey, uniform suburbia. The payoff is the water and the trail. The Johnny Cash Trail runs north from here toward Folsom Lake, and the American River and Lake Natoma corridor sit close, so this is one of the few Folsom neighborhoods where the outdoors is something you walk to rather than drive to. For buyers who want history over newness, this is the address.
