City Reviews & Questions

City Review
Key Words: Baylands trail access, Proximity to Silicon Valley, Mix of older homes and new development

East Palo Alto sits along the Bay between Palo Alto and Menlo Park, and its location places it right next to some of the most expensive and influential tech corridors in the world. Despite that proximity, the city has developed its own identity. It is smaller, denser, and more modest than its neighbors, but in recent years it has seen steady investment, redevelopment, and new housing projects. The housing mix reflects that transition. Older neighborhoods include small mid-century homes and compact residential streets, many built in the 1940s and 50s. In other parts of the city, especially closer to University Avenue and the Bayfront, newer townhouse communities and apartment developments have appeared over the past two decades. The result is a noticeable mix of older housing and newer construction within a relatively small area. One of the city’s biggest assets is Baylands access. The San Francisco Bay Trail runs along the eastern edge, providing miles of walking and cycling paths through marshland and open shoreline. Ravenswood Open Space Preserve nearby offers additional trails with expansive views across the Bay. These areas give residents access to large natural landscapes that contrast with the density of the residential neighborhoods. Retail and daily services are centered around University Avenue and the Ravenswood shopping area. Grocery stores, casual restaurants, and everyday retail are all close by. Larger shopping districts in Palo Alto, Menlo Park, and Redwood City are only a short drive away, which adds to the city’s convenience. The city also sits near major employment centers. Meta’s headquarters in Menlo Park and the broader Silicon Valley tech ecosystem are just minutes away, making East Palo Alto one of the more affordable entry points into the Peninsula housing market relative to its neighbors. Curb appeal varies from street to street. Some blocks show strong reinvestment with remodeled homes and new development, while others remain more modest and uneven in upkeep. Overall, the city feels transitional as redevelopment and investment continue to reshape parts of the community. Living in East Palo Alto offers close proximity to Silicon Valley job centers, waterfront open space, and a mix of older neighborhoods and newer housing developments.
