Ashland is an unincorporated community between San Leandro and Hayward that functions as a dense residential pocket within the inner East Bay. Because it is not an incorporated city, it does not have a traditional downtown or civic center, and much of the activity revolves around the main commercial corridors nearby. Most of the housing consists of compact single-family homes built in the 1940s and 50s, along with a large number of apartment complexes and smaller multifamily buildings. Streets are flat and tightly arranged, and the overall density is noticeably higher than many surrounding suburban neighborhoods. The housing stock is modest, and block-to-block upkeep can vary. The overall atmosphere is active and urban rather than quiet and suburban.
